JENNIFER PEARCE

As an active Partner in Student Housing Partners and the Managing Member of Student Housing Solutions, Jennifer holds a unique position. While overseeing real estate development and construction projects, she also handles all the asset and risk management for the company. In an additional role, Jennifer manages both companies legal affairs and works closely with her partners through the process of locating,purchasing, and financing student housing projects. Yet, it isn’t all business that makes Jennifer the rock of SHP.
With the team assembled at SHP, everyone works together, bringing a different role to the table and each having a care and respect for one another that we as outsiders can only envy. Each is a crucial piece to the success of Student Housing Partners in their quest to transform student living.

STEVEN LEONI

Over twenty-five years ago, as a college junior, Steven and a friend started purchasing rental homes in Tallahassee and formed Leoni Properties Inc., all before graduating from Florida State University College of Business.
While polishing his development skills working as a custom home builder, he came up with an idea that would revolutionize student housing in Tallahassee. To put it simply, he saw a need. Over 70,000 students enroll at Florida State University and the five other local universities each year. Many of these students were unfortunately left with inadequate housing options suitable to their needs. In 1995 Steven began the process of building his vision. He envisioned a multi- family community centered around the specific needs of students, thus introducing ground breaking “mini- kitchenettes” in four bedroom floor plans.
After repeated success in creating and establishing respected student-living communities in the Tallahassee area, Steven formed Student Housing Solutions, LLC. in 2001, a property management company that services the needs of operating and maintaining quality living for students.
As a Florida native and Tallahassee resident since college, Steven is also focused on the community, providing over $400,000 in housing scholarships to date. He serves as a Director on the Executive Board of the Florida State University Center for Real Estate Education & Research, as well as a Director on the Tallahassee Community College Foundation Board and the Economic Club of Florida. Steven is also an active member of the Tallahassee Chamber of Commerce.
